1. Hourly rates charged to the customer

Bands assume an empty, unfurnished property for end of tenancy work. Add 15–25% for heavy soiling, pets or no parking.

4. Your minimum hourly rate
(Wage you want + running costs + tax set-aside) ÷ billable hours per week = minimum hourly rate
Billable hours are not working hours. Travel, quoting, admin and restocking are unpaid — most solo cleaners bill 20–25 hours in a 40-hour week. Divide by that number, not by 40, or you will price yourself into working for less than you earned employed.
5. Quick rules
- Quote fixed prices for one-off work, hourly for regulars — never the other way round.
- Take a deposit on every end of tenancy and deep clean booking.
- Price extras separately and visibly; buried extras cause disputes, listed extras get accepted.
- Review your rate card every 12 months against your own costs, not your competitor's website.
- Being 10% more expensive with an instant answer beats being 10% cheaper by callback.
